Do You Need Your Own Realtor for New Construction?

Buyers should be aware of the differences inherent in working with sales agents who are employed by the developer (the greeters in a model home), rather than traditional real estate professionals. Most developers hire a staff of sales agents to handle their properties; this individual represents the developer/builder, not you the buyer. In order for you as the buyer to have exclusive buyer representation, bring your Realtor with you when visiting new construction properties. Your Realtor does this kind of work every day and knows what to ask the builder and is often times able to negotiate price and upgrades. Having your Realtor involved in the entire new construction process is extremely important. Should issues arise during the building of your new home, your Realtor will work directly with the builder for resolution meeting your best interests.
